We can market your property and find a tenant for you, carrying out stringent checks, previous landlord references, credit and works checks. The cost is a fixed rate for the services below, if you would like to carry out any of the services yourself, then we can adjust the cost accordingly. This is flexible.

PROPERTY INVENTORY
We would highly recommend that we carry out a full inventory of the property to ensure and minimise any potential disputes at the end of the tenancy, we will detail all rooms backed up with photographs, checking carpets, walls, cupboards, fittings, furniture etc. A detailed report will be carried out, we can then use this report as reference guide.
Without such safeguards, it will be impossible for the Landlord to prove any loss, damage, or significant deterioration of the property or contents.

OTHER SERVICES
It is a legal requirement for gas and electrical certification plus a valid EPC certificate.

PROPERTY MANAGEMENT FEES
Flexible property management fees, we remain flexible and are open to discussion with the landlord with our flexible property management fees, you have three options.
Option 1 - Year one - 8%, plus vat, of the agreed rent for the term of the tenancy. Payment is due in full for the initial fixed term at the beginning of the tenancy and is deducted from the first month’s rent. We will set up a Standing Order for the Tenant to pay the monthly rent direct into the Landlord’s designated bank account or our account.
Year two - where the original tenant remains in occupation after one year, our fee will be reduced to 7%, plus vat, of the rent for the second year of the tenancy, including any extension or renewal or periodic tenancies.
Option 2 - A fixed fee for 6 months with the remaining 18 months paid monthly on a two-year assured shorthold tenancy.
Option 3 - Paid monthly fees for the duration of the tenancy term with a £150 surcharge to be paid for setting up this service.
